Be careful - Don't overdesign! And please - Be honest about your budget!
According to the National Association of the Remodeling Industry & numerous Hawaii Real Estate Agents, even the most admiring homebuyer is unlikely to fully reimburse a seller for all of their home improvements or remodeling costs. Do yourself a favor and be sure not to overdo it when it comes to adding or remodeling an older home. Consider the selling market in your area when deciding on how much to spend on upgrades. Contact us or your Real Estate Agent to assist you in determining the selling market for your area and then establish a budget to perform the work you want. We can design your addition & upgrades to meet that budget to be sure you get the most resale payback. And please. Be honest with us about your budget so we can give you the most for your money. We do not play the change order game, so don't worry about needing to keep money in reserve to get the job done right. We pride ourselves on completing each and every job on budget and on time!
FYI - Know that the simple addition of a glass enclosed patio room can return between 70 to 110 percent of the homeowner's investment when it comes to resale value. Add wisely! As everyone knows, a home's value increases over time, so the longer you keep it the more you will recover when it comes time to sell. For example, if you plan on keeping your home for another 5 to 10 years, go ahead and add that addition or get that kitchen remodeled. No problem.
